Bevans Place? The moniker may be forgotten except as a designation for TAD, but the established mid-century neighborhood abutting Oakhurst (one of our favorite in town, enclaves on the way up) is also poised for appreciation.

Nearby, the Race Street development with a $5.6 million commitment in city infrastructure funding, from the urban village program, and vigorous building in Six Points, should serve as an additional dynamo to the revitalization of the area.

Dallas-based Criterion Partners has already completed construction of 276 apartments and 23 townhouses nearby at The Scenic at River East. And that’s just for starters. Construction of additional housing, restaurants, and retail are underway.

What’s the draw? Once eschewed and forgotten the area enjoys a choice, 10 minutes from the downtown location near the major arteries of I30, I35 and 121. And additional value should accrue to the neighborhood,  should the hapless Trinity Vision project ever come to fruition.

This Bevans Place listing at 1221 North Sylvania Avenue is less than 24 hours old at the time of this writing. Described as stately, 2,057 square foot house, built in 1949 certainly has character and plenty of potential. Impeccable oak hardwoods run throughout the house-upstairs and down. I suspect the decorative wrought iron banister is a recent addition but it is beautifully executed and undeniably adds interest.

The principal rooms downstairs-living and dining, are of sweeping scale. The living room is an impressive 20 by 15 feet-ideal for entertaining.
