Lynch Legacy Realty Closes Record-Setting Deal For 1,495-Acre Dean Ranch Property

 Lynch Legacy Realty Group announced that it has closed a record-setting, 1,495-acre deal with Fort Worth’s Dean Ranch. 

The deal was brokered by eXp Commercial, according to a news release. The total sale amount cannot be disclosed. 

Dean Ranch is located on the Fort Worth-Aledo border and has been a historical icon for nearly a century. Phase 1 of development for what is called the “Gateway to the West” will feature trails, parks, commercial space, single-family homes, townhomes, and a $4.5 million amenity center.  

Stacy Lynch said she and her partner, Stephanie Rich, began working on this project during COVID and they were approached by Dean Ranch to try an assemble buyers.

Lynch said within three months they found three different partners for the tracts of land — 1,500 acres, 2,300 acres, and 187 acres. One tract has closed, a second will be completed in August and a third is slated for September. 

Rich said “everything is growing out here” about areas west of Fort Worth, with one of the biggest draws to Parker County being its exceptional schools. 

“People want to be a little more in the country,” she said. 

The acreage is within Aledo ISD boundaries and the extraterritorial jurisdiction of Aledo and Fort Worth. 

“This is the next avenue of growth,” Rich said. 

Lynch, however, noted that development will begin at the earliest within 12 months. She said the city of Fort Worth is working on establishing utilities for the Dean Ranch area, which are needed to begin development.
