Poonam Patel discusses how she navigates success as a Dallas designer.

Having just secured a Dallas Builder’s Association Home of the Week, Poonam Patel, President of Urban Loop Studio, is on the road to becoming one of the area’s most renowned renovators.

Recently, she sat down with Daltxrealestate.com to discuss just how she’s been able to achieve standout success as an up-and-coming Dallas designer.

First Things First

We had to get the inside scoop on this incredible renovation that caught the eye of the DBA. This beautiful flip features an open floor plan with reflective light elements, trendy modern touches throughout, even a workout room with a treadmill swimming pool.

When asked about her inspiration for this makeover, Poonam says she put the client first.

“The bones were good, but the home was definitely dated from the outset,” she says. “The buyer wanted something nice to come home to, so I walked them through my process. In this, I try not to prescribe anything. I like to get to know my client. I get a feel for what they like, what their lifestyle is, and design around that.”

The clients, in this case, are just a couple with kids away at college.

“Since it was just the two of them, we didn’t need three dining spaces in the home,” says Poonam. “We were able to consolidate those spaces to make the layout more flexible. Basically, we made the house just the way they wanted it, including the look and feel, really matching their lifestyle.”

Getting the Most from Your Remodel

Poonam’s process is unique in several ways. One of the areas that sets her apart is the way in which she’s able to maximize spend by prioritizing her projects.

“I start every project with a questionnaire so I can get an understanding of what’s important to my clients. We typically get really design-heavy in the spaces that will be used most such as living rooms, kitchen, master bed and bathroom. Then, areas like the guest bedrooms, laundry rooms, etcetera will be sort of secondary in budget.”

As far as getting the biggest bang for your buck in this market, Poonam says lead times are key in saving time and money.

“It’s important to figure everything out first. Many people will just look at price and quantity needed,” she explains. “But there’s a third layer and that’s the lead times. Understand when the products will be available to manage expectations, cost, and your schedule.”

Demystifying the Design Process

Perhaps the most important part of Poonam’s process lies in education. She believes this aspect of her approach really sets her apart from other design firms.

“If you don’t live in a space that inspires you, it can actually impact your mood and quality of life,” she explains. “One of my biggest objectives is to demystify the design process to let everyone know they can upgrade their interior spaces. We see so many of these luxury spaces and think there’s an element of exclusivity to it when really it just takes a little education. I always want to make sure my clients know what’s available to them.”
