Fourth-quarter 2020 produced a remarkable increase in transactions throughout most of Texas, expanding the statewide sale volume by 28.9 percent to 7,684 sales. Two regions posted more than a 38 percent increase in closed sales. This uptick in sales confirms reports that buyers are seeking country getaways and places to invest funds in uncertain times. Reflecting the strengthening market, the total dollar volume was a record $1.69 billion, up 17.6 percent. In all, 552,707 acres changed hands.  These remarkable results reversed the pandemic-induced trend toward slowing markets and weaker prices observed in the second quarter. Taken together, the third and fourth-quarter results signal an active and rising market with strong demand for land in most areas of Texas.

Let’s break that down. We have not only an influx of out-of-state buyers, but we also have in-state buyers who have dramatically changed their lifestyles. They are not going to return to an office, or if they do, it will be infrequent. So, more and more buyers are looking to expand their real estate portfolios. The best draws are properties under an hour from a major city center, just like this luxurious farmhouse.

Rural, But Not Too Far

Bartonville is only 45 minutes from Dallas, eight miles south of Denton, and 14 minutes from Flower Mound. So many small towns have been lassoed into larger ones that the small-town feel has been diluted in many places. However, Bartonville still has a personality. It was incorporated in 1973 and encompasses 6.8 square miles. In 2017 the town dedicated an Official Texas Historical Marker that focuses on the entire history of the Bartonville community as well as the 130-year-old Bartonville store.
