
Lately we’ve been turning our attention to the suburbs, where we’re hearing time and time again, people are tiring of dense city living and looking outside the loop to live. While there are dozens and dozens of master-planned communities throughout North Texas, we’re focusing this week on Woodcreek in fast-growing Fate, northeast of Lake Ray Hubbard in Rockwall County.


Woodcreek made its first appearance on a list of the “Top 50 Master Planned communities in the United States,” and was one of only two North Texas communities. The 2019 Top 50 list, which was released earlier this year, is compiled annually by John Burns Real Estate Consulting.
The popular community of 1,500 homes tied for number 40 with 401 net sales in 2019. Hillwood Communities’ Harvest development in the Northlake/Argyle area of Denton County, ranked number 48 with 383 net sales in 2019.
WoodCreek offers single-family homes from builders such as Beazer Homes, Bloomfield Homes, D.R. Horton, Lennar, Meritage Homes, Pulte Homes, and others. The community will house more than 4,000 homes at build-out.
Clearly, homes are selling in Woodcreek. A search of new and existing homes in Woodcreek delivers 86 results. A whopping 36 of them are pending or contingent.





Woodcreek has two amenity centers complete with oversized gourmet kitchen, media and conference room, outdoor patio, fitness facility and children’s play area. The sports fields, a Jr. Olympic-size pool and splash park overlook the community’s lake. There are also miles of nature trails and parks, including a dog park, an on-site elementary school, and a year-round schedule of events, activities, and social clubs.
