Sometimes a second-story addition can be somewhat obvious. Just drive around in the M Streets, Lakewood Heights, and Hillside and you can easily pick out the homes that were originally 1950s traditional ranches that had a bump up. This property, a brand new remodel from Tivoli Construction, is more nuanced thanks to the expertly matched brick, uniform windows, and oversized front porch. All of those details give this property wonderful curb appeal that makes it easily fit with the neighborhood.

For that reason, this expert update listed by David Griffin Realtor David Collier in White Rock North is our High Caliber Home of the Week. If this family escape gives you the feeling of “home,” call Lisa Peters at Caliber Home Loans. An experienced loan consultant, Lisa Peters at Caliber Home Loans can make sure you’re ready to put in your highest and best offer to beat out fellow bidders. Because there’s really no place like “home,” call Lisa Peters today.

The first thing you’ll notice about 9725 Shadydale Lane in the White Rock North subdivision is the large front porch, says Collier, who is marketing this five-bedroom, four-bath home for $965,000. It clocks in at eight feet deep and 29 feet long — plenty of room for a porch swing and a conversation set.

“There’s a huge covered porch in the front, where you can gather with neighbors and kids,” Collier notes. “Plus, it has a really great backyard.”

That’s the upside of going up with an expansion — not sacrificing any backyard space. But what’s remarkable about this home is that the builder doubled the livable space inside the house and was still able to keep the attached three-car garage. There’s 4,164 square feet of space, with two living areas, a balcony upstairs, a media room, a study, and a fabulous playroom or gameroom with a built-in wet bar.

Besides completely reconfiguring the downstairs and adding on upstairs, the builder included some eco-friendly details, such as energy efficient windows and doors. Also of note: It’s inside one of Richardson ISD’s most acclaimed elementary attendance zones: White Rock Elementary. If you want to see it in person, Collier says it will be open from 2 to 4 p.m. this Sunday, Nov. 4.

The downstairs includes an oversized living space that is perfect for entertaining, with an open floor plan that connects the formal dining area to the living room and den, as well as the kitchen.

“The use of space is fantastic,” Collier said. “It’s just a really solid family home.”

It does appear to have just about everything a family wants, with red oak hardwood floors in a delicious dark stain, a free-standing fireplace, and an exceptionally appointed kitchen.

Collier says that the kitchen layout works for hosting parties or everyday life, with an oversized island with tons of extra storage and a spacious quartz countertop. It features a Kitchen Aid gas range and vent hood, which goes perfectly with the built-in ovens, island-anchored wine refrigerator, and marble backsplash. Need even more storage? There’s tons of custom cabinetry — I love the open storage at the top — plus a large pantry.

The master suite is on the first floor, and is a modest 16 x 14. Still, hiring a design consultant could mean making the most of this space, which has some natural light and lovely hardwood floors. The master bath has so much texture and is perfect for those who want unique finishes. The shower has that lovely pebble mosaic floor, and the garden tub is just divine. You also get three large closets, which makes my ears stand up!

Also, you’ll love the way the vanities are on opposite sides of the tub if you need a little healthy separation from your spouse in the morning. I know I often do!

It’s upstairs where you’ll find several not-to-be-missed amenities. I think this floor is a dream come true for sleepover-aged kids, as you get an enormous game room and then a media room, too. Think video games, a pool table, and movie marathons! Collier tells me that the wet bar in the game room is plumbed for a dishwasher and can accommodate a full-sized refrigerator. That’s perfect, isn’t it? Not only can you minimize the number of runs downstairs for popcorn and Dr Pepper, but you don’t have to worry about leaving glasses upstairs and finding them days later with something growing inside. (Trust me, this happens.)

And you’ll never want for outdoor space, either, as the study upstairs opens to a gorgeous balcony that overlooks the grassy backyard. It’s truly a fantastic property, re-imagined with aplomb by Tivoli Construction. What do you think of this remodel and expansion?
