Windrose Tower at Legacy West Open One Month, More Than One Quarter Units Sold

“The bedroom communities of Dallas have matured.”

This is pretty unprecedented: the Windrose Tower at Legacy West, the first new luxury high rise condominium to be built north of LBJ in years, reached the one-quarter sold phase after the sales center opened four weeks ago on June 10.

I mean, dang.

“The neighborhood is totally selling it,” says Al Coker, Al Coker & Associates, the real estate sales firm marketing the Legacy highrise. He is referring to the $3.2 billion dollar, 255 acre Legacy West development at the northern tip of Plano, which is, as we all gleefully know, home to the new North American headquarters of Toyota and FedEx Office as well as the regional headquarters for JP Morgan Chase and Liberty Mutual. More than 15,000 employees zipping around this once prairie make it one of the largest new job centers in the state.

“This is the most walkable neighborhood in Dallas (North Texas),” says Al. “The draw is really the neighborhood, where everything you need and want is right there. And with all the jobs pouring into Plano/Frisco, it’s convenient to work as well.”

Who is buying? Al says mostly downsizing empty nesters from Plano, North Dallas and Frisco tiring of home maintenance, but he is also seeing a LOT of 40 year olds. Two couples, one from Hong Kong, another from Taiwan, have bought units as second homes.

“These people have raised their kids, or their kids are in college, and their jobs are a mile away,” says Al. “The bedroom communities of Dallas have matured.”

Windrose Tower and Bleu Ciel down in Harwood are the only two condominium units in the process of going vertical in North Texas right now, though others are certainly on the drawing board.

Coker also believes the unique, life-sized replica of the sales center is helping drive buyers and helping the, envision their new homes almost completely. Co-developers Jim Duggan, Ted and Mark Bradford, Ron Gafford and LJ Erickson created a completely realistic, 1,800 square foot center with ten photo realistic renderings including both interior and exterior architecture design, exterior and interior amenities, and interior finishes. The center was Coker & Associates conception.

It includes a full size kitchen, incorporating Sub-Zero and Wolf appliances, so real you could cook a turkey dinner in it right now. There is a full size bathroom, complete with free-standing tub and walk-in shower, which allows homeowners and prospectives to touch and feel the textures, finishes and array of color schemes available at Windrose Tower.

“They are able to actually climb into the bathtub,” says Al. Fantastic!

Windrose Tower offers a one-of-a-kind high-rise luxury living experience, the first of its kind north of LBJ. There are twelve floor plans ranging in size from 1,012 square feet to 5,600 square feet, with prices beginning at $650,000 and ranging on up to $5.5 million.

Windrose Tower also offers an expansive, unfinished 11,000 divisible square foot penthouse with 360-degree vistas. Each of the luxury condominium homes will feature floor-to-ceiling glass, premium Wolf and Sub-Zero appliances, custom European cabinetry, and generous balconies with glass parapets and built in fireplaces.

Three sleek finish packages are offered for the kitchen: Brisote, Mistral, Solana and Zephyr — each named after the winds of the Mediterranean, a nod to both the compass logo of Legacy West and that of Windrose Tower.

The bathroom finishes are presented in three palettes: Mistral, Solana and Zephyr.

Even more dramatic: a 3D, three-foot tall plexi-glass model of Windrose Tower allows homeowners to “mark” their individual condominium location with a gilded ball.

The Windrose Tower Sales Center is located at 7800 North Dallas Parkway, Suite 156, Plano, TX.

“The 25% sales figure at Windrose Tower is just the beginning, as we still have a great number of our priority reservation holders with appointments to finalize the purchase contracts and select their homes,” said Coker.

Go on up to Legacy and you will see, literally, a whole new city under construction.

“At this sales pace, we are planning to submit our construction permit to the City of Plano later this month,” says Al.  Our goal is to celebrate a groundbreaking in the fourth quarter of this year.”
