Walkable communities are getting more attention from homebuyers who crave the lifestyle. In addition to convenience, these places offer unexpected benefits to our health, environment, finances, and communities.  

Some 56 percent of millennials and 46 percent of boomers prefer walkable communities with a range of housing amidst local businesses and public services. 

We’re certainly seeing this trend around Dallas, particularly Uptown and surrounding neighborhoods. One of our favorites there is the Residences at the Stoneleigh , which gets a Walk Score of 86, meaning it is highly walkable. 

That was part of what attracted Paul and Mackie Ellenbogen and their beloved dog Ruby, who looked at a lot of condos in Uptown and the Turtle Creek area before deciding on the Residences at the Stoneleigh. 

“We thought that condominium life might be right for us [because] our children were grown and had moved to other cities, and we were ready to downsize,” said Paul. “We liked it for the location, the proximity to the Arts District, Katy Trail, the American Airlines Center, and to restaurants. We were first attracted to the Residences at the Stoneleigh because of its location, all the things that we could do.”

According to the experts at various organizations:

  • The average resident of a walkable neighborhood weighs 6 to 10 pounds less than someone who lives in a car-centric area.
  • Areas with good public transit and access to amenities make us happier. 
  • Almost 90 percent of carbon dioxide emissions are from burning fossil fuels. Your feet are zero-emission transportation machines.
  • Cars are the second largest household expense in the U.S., from gas to wear and tear on the car (and inevitable repairs). Using a car less, or ditching one altogether, saves big bucks. 
  • Walkability is associated with higher levels of arts organizations, creativity, and civic engagement.

WALKABILITY AT THE RESIDENCES AT THE STONELEIGH

The Residences at the Stoneleigh is located at 2300 Wolf St. near Cedar Springs Road and Maple Avenue. Entertainment, grocery, shopping, and restaurants are all within a 15-minute walk. 

“Because we’re located where we are, we can walk to the Meyerson for a symphony, or walk to the Winspear for a show, or walk to the Dallas Museum of Arts or the Nasher, or the American Airlines Center,” said Paul Ellenbogen. “Just last week I bought a ticket to a hockey game at the last minute, walked down for the game and walked back after the game — that’s fabulous and something I could never do before. 

Of course, walkability is just part of the appeal. This is one of very few buildings in Dallas where homeowners can buy a shell unit and customize it to be whatever they want, creating their “space in the sky” with spectacular views from rooms and balconies. Floorplans range from 2,400 to 4,200 square feet, available also as finished units, and some balconies are as large as 240 square feet. 

“It’s a comfortable, beautiful environment that makes you feel special, and you get all the advantages of the location, the amenities, and you can take advantage of the city and the common areas of the condominium, which are fabulous,” said Paul. “We love the lobby and the flowers and the furniture and the setting, and the fact that the concierge is there all the time. This building has basically everything you need to have a wonderful life.”
