Let’s talk about buyer friendly. Like this gem in Bluebonnet Hills at 3228 Wabash Avenue, which is uninhabited and available to be seen by appointment.

“We’ve had to be creative in this environment,” says Briggs Freeman listing agent Ashley Mooring. “We’re also relying more heavily than ever on virtual tours and social media,” she adds.

“And a listing like this is ideal because we can unlock it and wait outside or in the car while prospective buyers tour the property.”

Now let’s talk move-in ready. This nearly 1,800-square-foot, three-bedroom, three-and-one-half bath Tudor built in 1929 has been thoroughly renovated.

Like, down-to-the-studs-rewired-replumbed-redesigned renovated.

Like-new Loft Feel

Details like the symmetrical windows that flank the jazzy, welded steel clad fireplace betray the cottage’s Craftsman origins but otherwise we might be looking at a brand new loft. And how many houses of this vintage sport pristine, new drywall?

The floorplan has been reworked to create an uninterrupted axis from the living room in the front, to the kitchen at back. Hardwood floors run parallel emphasizing the front-to-back orientation. I generally find ceiling fans a bit of a nuisance, but you could almost love these perfectly placed, machine-age design fans that remind one of the fronts of a prop plane.

Much space was borrowed to create the modernized kitchen, bifurcated by a long island/bar. On the double-oven wall there is a bank of floor-to-ceiling cabinets for a pantry, behind concealed doors.

Cabinetry is ultra-modern. The uppers float on the wall and have lift-up glass doors. Appliances are professional chef grade with a powerful four-burner gas cooktop with a center griddle grill.

The master bedroom is located at the back of the house and features a shiplap wall and new, custom cabinet systems — as do all of the bedrooms.

The master bath has a double sink vanity and spacious shower stall. The water closet is behind the paired doors.

This bedroom is at the front of the house and has a door to the front porch. It shares a bath with the third bedroom. Open doors reveal the efficient space-creating modern closet systems.

At back is a sort of mini-mud area. To the right is laundry and a half bath with both indoor and outdoor accesses. Double doors open to the back. The three-car garage with independently operated, industrial, motorized doors when emptied, could easily function as a party venue.

What am I leaving out? Location? That’s a winner, too. Within walking distance to TCU, it also has access to Tanglewood Elementary School. If you want a look but still feel the need to isolate, you can take a virtual tour with the agent.

Ashley Mooring of Briggs Freeman Sothebys has priced 3328 Wabash Avenue at $450,000.
