Urban Reserve is For Architecture Lovers, And This Listing Has The Clean Lines You Crave

In a community of green-built modern homes, this listing from Cliff Kessler of Allie Beth Allman & Associates stands out.

When Diane Cheatham started selling lots for her Lake Highlands-area development Urban Reserve, she knew that the environmentally sensitive, modern design standards of the neighborhood wouldn’t appeal to everyone. But they’d resonate with a select audience of architecture lovers.

In that pool of buyers was Robert D. Troy. An architect, he designed a home for himself and his wife at 31 Vanguard Way. The home has clean lines and warmth, as well as walls and walls of LEED standard double-pane windows that offer creek and side yard views.

You could tell that this home was a labor of love, with sleek concrete floors that offer a feeling of peace and serenity. That’s what initially attracted the seller.

“I walked into the house and fell in love with the polished concrete floors and clean lines of the modern build,” the seller said. “When I looked out the large floor-to-ceiling windows into the backyard, it was like looking into a forest — I decided then and there to buy the house.” 

I can absolutely understand that feeling, but I also agree with listing agent Cliff Kessler, who loves just about everything about this property, not the least of which is the development that Cheatham dreamed up.

“When I was moving from California eight years ago I was looking for an area in Dallas that specialized in Modern Homes. I came across this development and fell in love with it,” Kessler said of Urban Reserve. “Every home has a modern design with a unique style that is one of a kind.”

There are some definite pluses when it comes to the location, too, he noted.

“It has a great location next to the bike trails and Cottonwood Creek,” Kessler said. “You have close proximity to Royal and Forest for quick access to get downtown.”

Inside you’ll find that this 2014-built home has recently been refreshed. Kessler says it sports fresh tile in the kitchen, granite counters, stainless steel appliances, and custom-designed cabinets. The primary suite is on the first floor of this three-bedroom, three-bath home, and features a large walk-in shower, walk-in closets, new lighting, and new sinks.

Besides the living and dining areas that open to the kitchen, there’s also a home office space on the first floor. Upstairs are the other two en-suite bedrooms that feature bamboo floors and views of the wooded creek.

It’s a home that has just about everything, and because has modern style with warmth exemplifies what buyers in the Dallas-Fort Worth real estate market are looking for right now. Considering how well the properties in Urban Reserve have appreciated, it speaks volumes for Cheatham’s vision.

Kessler, of course, agrees.

“I also appreciate the centralized theme throughout the development with water features and landscaping,” he added. “I would love to see more of these types of developments throughout Dallas. As we see more and more buyers move here from out of state we are seeing a trend of the clean-lined modern home becoming more valuable.”
