An address on Turtle Creek Boulevard has a certain cachet in Dallas, and often come at a hefty price tag, so an affordable listing always catches my eye.

In today’s Tuesday Two Hundred, we’re looking at a high-rise condo at 3225 Turtle Creek Boulevard in the Renaissance on Turtle Creek. Unit 620B is priced at $259,000 with 1,154 square feet. It is a 2-2, located on the sixth floor of the south building, which has 16 floors. It is listed by Sue Krider at Allie Beth Allman & Associates.

The Renaissance is located near the intersection of Cedar Springs Road and Turtle Creek, in close proximity to Downtown Dallas, Uptown, Oak Lawn, and the Park Cities. In addition to urban lifestyle options, the condo is also steps from Lee Park and one block from the Beasley entrance to the Katy Trail. The actual Turtle Creek has green spaces, parks, and walking paths, as well.

Built in 1998, condos in the Renaissance have sold recently for about $120,000 to $375,000, and the 600 or so units range in size from 534 to 1,745 square feet. The Renaissance is close to completion on renovations to all public lobbies and guest hallways.

The front door of unit 620B opens directly into the light-filled living room, which measures 17-by-11 and has two large windows and a recessed ceiling, which both serve to make the open floorplan seem larger. Dark wood floors run throughout the entry, dining and living areas, and guest bedroom.

The condo’s balcony faces southwest and could easily seat four, with views of downtown and Turtle Creek.

The kitchen is to the left of the entryway, and measures 14-by-eight, with light-colored granite countertops, pendant lights, stainless steel appliances, lots of blond cabinets, and full size washer-dryer connections in a closet. This seems like an excellent entertaining layout to me, with a breakfast bar between the kitchen and dining areas.

3225-Turtle-Creek-LThe master bedroom has new carpeting and measures 14-by-12, with a large window and a walk-in closet with a custom organization system for maximum use of the space. An ensuite master bath has marble floors, a garden tub, large mirrors, and storage areas.

The guest bedroom is being used as a study by the current owner, and measures 11-by-11. Its bathroom is also an ensuite, with a large closet and ample storage.

This unit comes with one assigned parking space in the garage and one unassigned space, covered by the HOA fees, which run $623 per month (the current owner has a $95.54 special assessment payment plan due monthly in addition to the HOA dues, with a little over four years remaining). Valet parking is free for residents and runs from 6 a.m. to 11 p.m. on weekdays, with longer hours on weekends.

Other amenities covered by the fees include concierge services, a courtesy patrol, a health and fitness center, and two dry saunas. There are also two outdoor swimming pools and a sundeck with a Jacuzzi. Indoors, residents can use two business centers with high-speed data lines, computers, and printers, and two community club/party rooms. There is wifi in public areas, as well.
