The Creeks of Preston Hollow is a gated neighborhood and about as exclusive and secure as it gets. Think Montecito, my California buyers, but with fewer homes and even more security and privacy. 

It was built on land purchased from billionaire Kenny Troutt by Hillwood Residential, the Perot family’s building company. There are 22 acres of exclusive luxury with only 17 properties and 14 existing homes, designed by the most talented architects in Texas and brought to life by our best builders.

Don’t even try to figure out everyone who lives here, because most people have their homes in a trust to keep their identity private.

A Complete Original (With Updates)

What caught my eye about this contemporary Mediterranean estate is the 2009 build date. I could not believe it.  It was one of the original homes.

You can tell no expense was spared, but as with all houses, there are areas that must be updated because tastes change. Nickey Oates was tapped to bring in his dream team for the update. Oates and John Blankenship’s custom woodworkers did such an incredible job that you’d swear the house was built last year.

Of course, a good Mediterranean estate never ages.

All the updates were smart and largely cosmetic. I had a look at the old listing photos and can tell you I’d have made the exact same decisions. One of the most significant improvements you can make is to update light fixtures. That alone can change the entire look and feel of any home. Just look at what’s been installed here. That cascading Serip entry fixture sets the tone for this entire contemporary Mediterranean estate.

I’m in love with the kitchen island fixture as well! If you think kitchens cannot be glamorous, take inspiration from this one. The other important lesson is that you simply do not have to gut a kitchen to improve it substantially.  Calacatta Gold solid-slab countertops and backsplash were added, along with new sinks, hardware, and a sleek stainless-steel range hood with brass trim.

This contemporary Mediterranean estate sits on a bit over an acre with 10,482 square feet, five bedrooms, six bathrooms, and two powder baths.

There are plenty of diversions, including a home theater, library, billiards room, and an art studio. Because we know people have guests and staff, the property has a guest house and staff quarters.  And, of course, there are those amenities that make all the difference, like an elevator and a generator.

“This is such an exclusive neighborhood, and so close to everything,” DuVall said. California buyers, as well as our local buyers at this price point, want the security and privacy a gated community offers.
