This week’s Splurge versus Steal takes us to the toney zip code of 75093 in West Plano, but this part of Plano near Park and Preston is a perfect little pocket. Homes here are the most affordable you’ll find in the city’s highest income zip code. Head west on Park Blvd. and they go up to $1 million real quick. These two homes run in the mid-$400s and offer some generous square footages. So which do you prefer, the move-in ready home on Eden Valley Lane or the larger Odessa Circle home that’s waiting for your personal touch?
The Splurge

Clean and pristine, that’s how to describe the home at 1609 Eden Valley Lane. It has four bedrooms, three baths, and 2,205 square feet set on nearly a third of an acre. And if you’re looking for that rare home in Plano that has a real-life backyard that’s not crammed with a pool and concrete surface, you’re in luck.

This 1986-built home has undergone beautiful updates including luxury, low-maintenance vinyl plank floors, new carpet in the bedrooms, and a fresh coat of the ever-so-subtlest gray-toned white to set off the extensive moldings found throughout. The previous owners knocked down a wall between the formal dining area and the large living area to create a well-flowing open floorplan.
The kitchen’s been beautifully updated as well with on-trend white cabinets, tile backsplash, and brand new stainless steel appliances.

Jeff Cheney of Monument Realty has listed 1609 Eden Valley Lane for $415,000.
The Steal

Just down the street, you’ll 4456 Odessa Circle, a cute little traditional that’s not so little. This surprising one-and-a-half-story home has five bedrooms, four baths, and 2,989 square feet. Inside, side-by-side living rooms offer what I think is the best of both worlds. You get the large great room vibes of an open floorplan with the separation of two distinct living areas. Plus, the box beam ceilings and stone fireplace are drop-dead gorgeous.

But I’ll be honest and say there is a visual drawback that I’m sure will throw some buyers for a loop. Blue ceramic tile floors. This original tile is found throughout the kitchen, breakfast area, dining room, and computer room with built-in shelves and workstations. It’s a bold choice, yes, but you know what? There’s a Floor & Decor store just five minutes from here, full of so many flooring choices that your head will spin.

The primary suite and two bedrooms are located downstairs, while one bedroom and a large gameroom-slash-bedroom are located upstairs. The backyard has an extended covered patio and a gorgeous pool and spa, as well as a fenced side yard that’s ideal for pets or a children’s play area.

Paul Dong of Sunet Group has listed 4456 Odessa Circle for $499,900.
