The Claridge is a building that Allie Beth Allman & Associates veteran agent Sue Krider knows well.

Life evolves, and Dallas real estate trends do, too. Just ask Allie Beth Allman & Associates veteran agent Sue Krider. She’s worked in local real estate and specialized in high-rise living spaces for two decades, earning impressive reviews from clients while building an outstanding reputation as a leader in the brokerage community.

Sue says the dramatic evolution of the Dallas-Fort Worth market has recently impacted homebuyers in a variety of ways. One is the increased number of people who are more excited than ever to live in vertical communities.

“The largest concentration of Dallas high-rises is centered around upscale neighborhoods in Turtle Creek, Downtown, and Uptown,” she explains “… the buildings that I focus on.”

How is the high-rise market trending?

“I will tell you, now is great time to sell,” she says, quoting average sales prices at luxury residences such as the Azure ($923,767); The Beverly ($519,750); The Claridge ($1,625,750); The Mayfair ($700,015); Museum Tower ($2,638,636); One Arts Plaza ($1,064,667); and Ritz Carlton Tower I ($2,655,591).

“If you want to maximize what you can get for your high-rise, now is the time … there’s such a low inventory that buyers who’ve been looking for a while may say, ‘I’ll buy it, even if I have to renovate.’ A couple of years ago nobody wanted to renovate — that’s changed.”

There is a unique energy in high-rises.

“You’re not just moving into a building, you’re joining a neighborhood with walkability, parks, and access to the arts,” Sue said. “Everybody is dying to get out of their bubble again to the extreme number of events being booked in Dallas.”

Data-driven and detail-oriented, Sue’s an innovator and technologically savvy with marketing. She’s continually supplying information through her website DallasHighRiseCondo.com and valuable blogs educating and informing email boxes and social feeds, on top of trends, as well as local performance schedules, the cuisine scene, special events, and happenings, plus hidden gems to explore.

Why is it critical to have an authority such as Sue in her clients’ corner?

“I know the buildings very well,” says the current Turtle Creek high-rise resident, who has also lived-in single-family homes. It is that kind of experience that gives her clients a definitive edge.

Another change involves kids.

“It used to be when couples were expecting, the search for a house with a yard began. Now, with so many options, people with youngsters are staying in high-rises longer than ever.” Due to price points, populations are more varied, “… with more empty nesters. In terms of affordability, there’s much more diversity.”

Her marketing line, Live It Up, is apropos of Sue’s years of experience, and contemporary knowledge of vertical neighborhoods in Dallas. Reach out to her at (214)-673-6933 or at [email protected]. For more information, please visit dallashighrisecondo.com.
