With five bedrooms, four and a half baths, and more than 6,300 square feet, 3840 Marquette is perfectly sized for a family that loves to entertain, and at $2.871 million, it’s priced right for all of the great family-friendly features it holds. We love the paint and lighting here, which is subtle and neutral without being a mess of all-white cabinetry. And talk about storage!

Of course, we’re fools for great wallpaper, and this home has some really fun patterns by wonderful manufacturers. There’s “Acanthus Stripe” grasscloth by Schumacher in the formal dining room,

It received a complete renovation in 2015 featuring gorgeous new Ann Sacks tile in the master bath, Calcatta Crema countertops and flooring, a full steam shower, and an elegant Victoria + Albert freestanding soaking tub. The walk-in master closet also got a redo, including custom cabinetry and room for all of your accessories. 

“There’s also a private study off of the master, which is wonderful,” Lane added.

But wait! There’s more! There’s a lot more, actually, thanks to a thoughtful update last year. The sellers converted the unused attic space into a fully-carpeted game room and exercise studio. It’s a wonderful spot for video games, sleepovers, and containing all of the toys and stuff that comes along with children.

Of course, there’s a backyard that’s just as impressive as the front yard and the rest of the home. Besides a loggia with an outdoor kitchen area, there’s also a play pool. Plus, if you’ve ever been frustrated with on-street parking in the Park Cities, then you’ll be pleased to see the three-car garage. “It’s pretty unique to University Park,” Lane said. “Not many homes have three-car garages.”
