OPEN THIS WEEKEND with Barbeque to boot, from 1:00 to 4:00 p.m.

Grab your fishing poles and mud boots, and check out one of our favorite listings in Royse City, a rural little nook 32 miles east of Dallas.

Royse City is a growing area experiencing a spike in new construction, with new residential development, all less than 10 miles from Rockwall.

Royce City is also way prettier than Waco: natural beauty abounds with pretty post oak trees, ponds, plus that Sandy Loam soil usually found way north that is so great for horses. The deer and the wild turkey and yes, maybe a few coyotes, play right outside your front door. Plus lots o’ fishies in the tanks.

And like we said, you can even hunt down wild pigs, shoot guns, and no one will protest!

You know what else folks love about this area? It’s right off Interstate 30 and NO CITY TAXES!

This property at 3767 County Road 2512 is an authentic farmhouse completely redone with modern conveniences. You get the Modern Farmhouse vibe, but retain tons of character in a well done, high quality make-over. Kind of reminds you of a barn-dominium with an agricultural exemption. Asking price was $645,000, now reduced to $587,500.

The first thing you will notice on the beautiful drive-up is the old tin siding at the covered entry. That is a 100 year old re-claimed tin from an old barn in East Texas. There are large timbers at the entry, and tin wrapped beams in the Family/Great room. The second living area has more of this reclaimed tin as charming wainscoting, the kitchen is a true farm kitchen with huge granite “sit up” island, a walk-in pantry with  custom crafted doors, and top of the line stainless appliances. Wait until you see the massive laundry/mudroom — it will totally spoil you with more counters, a wash sink, and storage. The home is almost 3800 square feet, with the master bedroom down, and three bedrooms upstairs with magnificent views. That upstairs fourth bedroom could also be a game room or fun bunk room for kiddos. The master bedroom closet door is a nearly 100 year old door from an old Brothel in Fredricksburg, TX.

Whoa, a brothel in Fredericksburg? Inspiration maybe…

There are three full baths, one powder bath with a ‘Whiskey Barrel’ Sink, and though the home was built in 1986, everything was renovated in 2012 plus new additions added.

A new covered front porch and large covered outdoor living area were both added this year, as well as the existing walk-out upper deck, allowing for tons of outdoor living up and down. And every inch of view takes advantage of the property. You will not find a window in any room that does not have a magnificent view.
As for the exteriors, there are more than 12 acres. The front four are hay-producing, which gives the land a partial agricultural exemption. There is plenty of land for chickens, goats, alpacas, a horse ranch, even Longhorns.  The large private pond is stocked with Bass and Catfish. There is a 30 by 30 foot workshop with fresh new electrical that doubles as additional garage parking and storage, with upper storage, security cameras and exterior lighting. The owner also has a 210′ Zip Line complete with glow in the dark seat that they will leave for the new buyers!

Downtown Royse City, 100 years ago

Best of all, this is a home that has been loved and cherished by its owners — good juju vibes:
‘I’ve enjoyed our time on this beautiful property immensely. We have had many social gatherings and BBQs with friends, baby showers, birthday parties, and hay rides out here. We’ve enjoyed fishing in the pond that is fully stocked with large bass and catfish. In the fall, the hay is beautiful when it sways in the wind. We enjoy the weather a lot, often from our hammocks under the shade of the trees. I’ve worked on many projects from the comfort of the air-conditioned shop and taught my nephews how to shoot rifles safely without disturbing any neighbors. It’s very difficult to pick one thing about this home that is my favorite, but if I have to it would be the stress relieving peace and quiet. We can see deer in the trees and by the pond in the mornings. The neighbors are wonderful, and the freedom of the wide-open space is liberating. We will miss this home very very much!!’
We have also enjoyed having family and friends over, and the capability to host so many people in the oversized kitchen and living area. The peace and serenity of living in the country is priceless after a long day of working in the city. But you are not that far from civilization: there are adorable boutiques and antique shops in downtown Royse City, and a new shopping center coming in that will include Bucees!
