There’s a new downtown property on the market that’s got the kind of luxury amenities you usually see on Turtle Creek, but for under $300K: a sixth-floor corner unit on Elm Street at North Akard with a stellar view, modern interior, and prime location.

The condo at 1505 Elm St. #604 is pretty much everything I imagine people desire in a downtown Dallas address: big, open floorplans; high-end appliances; awesome amenities; and easy access a DART light rail station across the street.

This 1-1.5 with a study is 1,482 square feet, listed by Gregory Iker at Dave Perry-Miller Real Estate for $235,000.

Dallas architect George Dahl designed 1505 Elm, which was constructed in 1957 and served as Dallas Federal Savings bank for years before being abandoned. In 2002, it was part of the first wave of residential redevelopment in downtown Dallas, bringing 68 units to the market.

They didn’t cut corners in this building: it has an incredible level of amenities, which helps explain the whopping HOA fees of $1,001 per month. But those fees earn access to a 24-hour concierge, valet parking for residents and guests, a pool, sauna, private dog run, fitness center, Moroccan-style party room with billiard table and caterer’s kitchen, three high-speed elevators, and a super cool former bank vault that is now a wine cellar with a large dining table and individual wine lockers for residents. There’s even access to downtown tunnel system through lobby.

There are currently eight units for sale in the building, and this is one of the most appealing (the 6,465-square-foot penthouse is listed for $1.55 million, but that’s kind of out of the scope of this Tuesday Two Hundred column).

Unit 604 is newly remodeled with dark-stain, wide-plank hardwood floors throughout the main living areas. The condo has recessed and decorative lighting that’s on trend as well as fresh paint in a palette of neutral grays that look sharp against the floors.

The long entry hallway has a utility room that measures 6-by-7 with a stacked washer-dryer, and a powder room nearby. This all leads to the large, open kitchen, living and dining areas that are the showstoppers in this condo.

The kitchen makes good use of the space with main appliances against the wall and the dishwasher and sink on the island, which has a breakfast bar on the other side and pendant lights hanging above. It measures 10-by-13 and has a walk-in pantry, as well.

The stainless steel appliances are new, including a great double oven, warming drawer, and wine refrigerator, all of which are included in the sale, except the French-door LG refrigerator. Black granite counters and a dark backsplash look modern.

The dining are is well defined by a fabulous contemporary glass chandelier, and measures 9-by-14. The space flows uninterrupted into the living area, and this entire large space has a recessed ceiling and shines with natural light from ten large windows that overlook a rooftop pool and terrace.

The living area has a wood-burning fireplace with large mantel and a cluster of modern pendant lights. The area measures 14-by-19.

The study/den area off the living room is 9-by-11 and is currently being used as a second seating area by the current owner.

The master bedroom has its own fireplace, a recessed ceiling with fan, and a huge walk-in closet (11-by-10) with an Elfa closet systems. The master measures 14-by-15.

The ensuite master bathroom has all sorts of excellent details, like granite counters, dual sinks, a jetted tub and separate shower, linen closet, and lots of built-in cabinets for storage.
