The most time-consuming part of writing Fort Worth Friday is finding homes and topics that will resonate with readers. That’s why I welcome the direction offered by sites like Realtor.com, which offers up listings they think I will like based on previous searches.
However, this help does come with a downside. In “Recommended Homes,” I pulled up three attractive candidates that, as it turns out, I had previously covered. The three listings include a smashing modern spread on three acres, a lovely Park Hill abode, and a charming cottage in Oakhurst. They are all very different from each other, and they are in very different neighborhoods, but they have one thing in common: significant price reductions.
An added bonus is that two of these properties will host open houses this weekend.
Realtor.com statistics show that the average home price in Fort Worth is 2.5 percent lower, year over year. Whether these lower prices are part of a trend or just the result of the difficulty of finding the perfect price in a still-hot market is difficult to determine.
Adorable Oakhurst Cottage
The uber-charming Oakhurst neighborhood has enjoyed year-over-year price appreciation. This winsome bungalow at 1409 Bluebonnet Drive has been featured on these pages not once, but twice before.
That’s not surprising considering the 1940 vintage house has all of the allure of a quaint Connecticut cottage and all of the amenities and modern updates to make it genuinely move-in ready.
The open plan features pristine natural oak floors, new near floor-to-ceiling windows, and completely updated kitchens and baths. At 1,900 square feet the four-bedroom, three-bath house is about 500 square feet larger than the Oakhurst average.
Some of the additional square footage can be accounted for by the enclosed porch which has been dubbed a flex room.
Priced at $525,000 last fall, Carrie Himel at Compass Real Estate is offering 1409 Bluebonnet Drive for $499,000. There will be an open house from 3 to 5 p.m. on Saturday, March 2, and another from 2 to 4 p.m. on Sunday, March 3.
Genteel Park Hill Gem
Once again, on offer is a vintage cottage with a completely updated kitchen and baths, with this one being built in 1927. Full of classic Park Hill details such as oak beams, bespoke windows, and millwork, the 2,536-square-foot, three-bedroom, two-and-one-half-bath bungalow has two living areas downstairs, a formal dining room, and a large, completely renovated kitchen.
