“Multiple Offers. Please submit all offers by 9pm Wednesday 28th.” So begins the listing for this home on Meadowbrook Drive. And why not? In this super-seller market with record-low inventory, a 1924 vintage four-bedroom, three-bath house with mature trees and a deep setback from the street priced at under $140 per square foot was bound to grab attention.

“Meadowbrook?” you ask, one eyebrow arched. Granted, Meadowbrook is a mixed bag, with dodgy pockets and less-than-wonderful multifamily units, but there are enclaves of well-kept older houses set in mature landscaped lawns.

With median home prices 25 percent below the Fort Worth average, Meadowbrook has been a tempting target for urban pioneers hunting for bargains. And prices have been steadily appreciating, with a 15 percent increase last year.

“There are a lot of younger buyers who have been nibbling in Meadowbrook, attracted by affordable housing”, observes Lisa Logan of League Real Estate.

” Location is everything. There are sections of old Meadowbrook that are charming”, she adds.

Situated just west of Arlington, the location should be attractive for those of us who bounce between Fort Worth and Dallas. I’ve been curious about this neighborhood for some time so I drive the area. Oakland Boulevard, the artery that conveys you to Meadowbrook Drive, is undeniably rough around the edges, but Meadowbrook Drive is replete with one-of-a-kind charmers.

The imposing residence, with its handsome portico supported by commanding two-story, paired columns is located in Central Meadowbrook a short walk from the well-tended municipal golf course. Unclear in the photography is the symmetry of the central bay flanked by a porte-cochère on the right and a small receding wing at the left.

Crikey! That’s a lot of wood grain! But check out the size of the kitchen. And the appliances are top-of-the-line Viking models with all of the extras like an in-island sink and pot filler over the 36-inch gas cooktop. The countertops are butcher block. The ambiance is an easy fix, with a coat of primer and a fashionable paint color. Perhaps Benjamin Moore’s 2021 color of the year — Aegean Teal?

A broad, assertive, staircase with a stained glass window at the landing leads to the second floor where all four bedrooms are located. The three bathrooms would benefit from updates, but the clawfoot tub is a keeper.
