Near TCU, This Westcliff Updated Ranch Home is a Keeper For Sure

So, you may be wondering what kinds of homes are for sale in the areas that Fort Worth homeowners are trying to protect via an overlay near the TCU campus. Some are partially remodeled Tudors and bungalows, and some are ranches and traditionals. They are in varying degrees of repair and some are on tiny little lots.

This home at 3644 W. Seminary Dr. in the Westcliff neighborhood, is a spacious and open remodeled ranch built in 1950. It has some wonderful modern amenities, including stained concrete floors, recessed lighting, an open floorplan, and a practically brand new kitchen with breakfast room. It’s a three-bedroom, two-bath home with 2,523 square feet marketed for $299,900.

Here’s the deal: It’s been on the market for more than 380 days. It’s been reduced from $328,000. And still this cute, cute home hasn’t sold. Could it be that there is a high college student population nearby that is making this single-family home hard to sell?

The truth is that this home, compared to similarly priced neighborhood comps, has a lot going for it. The roof was just replaced last year, it has a great new HVAC system, the hardwoods have been refinished, and the master bath is in great shape. The kitchen appliances were replaced 2 years ago, and there’s a large landscaped backyard, too. There’s a circle drive in front and plenty of mature trees.

In the kitchen there is plenty of storage, a gas cooktop in the island, and double ovens that are great for preparing apps for a party. Sure, the granite is a little on the plain side, and the cabinetry is your generic builder-grade oak, but with a coat of paint or some stain, it’s an easy fix. The breakfast area is fantastic, though, and would be a good spot to showcase a unique high dining set. Definitely ditch the flush-mount light, though. Yuck.

The lot, which is more than a quarter acre, has a great backyard with room to entertain. Of course, a privacy fence would be a nice upgrade for this space, and there appears to be a deck installed, though, from the photos I can’t tell where it is exactly. The master bedroom is a great spot, though it is one of the only rooms with wall-to-wall carpet — a forgivable transgression.

Truly, this is a great home for someone who works at the university, or even parents who want to make sure their young progeny has a decent place to stay during their time at TCU. It is definitely not tear-down material, so there’s no chance of that happening, but I hate to see cute houses sit on the market forever. Is it, perhaps, time for a fence and a price reduction?
