From the Kim Dawson Agency to up-and-coming star Realtors at Rogers Healy and Associates Realty, Maggie Parks and Kodi Nelson are the dynamic duo comprising Model Realtors — a sort of boutique shop within the extensive and diverse roster of Realtors at the Healy agency.

“After 20 years modeling at Dawson (they are still on the books) I was looking for a new challenge,” explains Kodi Nelson.

She and longtime friend and fellow model, Maggie Parks, were attending real estate classes at Champions and were impressed by guest speaker Rogers Healy.

“Rogers exuded such confidence and energy we knew we wanted to join his team,” she recalls.

“He isn’t the kind of agent who will pass out cards.  He exploits social media in innovative ways to grow business and that fit in with our model,”  she adds.

Their niche so far seems to be new builds in established neighborhoods. Through her charity work, Nelson has developed valuable relationships with local developers.

“We had a good year last year selling two, million dollar plus properties on prime North Dallas dirt — one modern, the other traditional,” says Nelson. “And we have a couple of similar projects in the works.”

Stay tuned.

An Eagle Mountain Lake stunner on the pair’s Facebook page, from the Rogers Healy portfolio, is the third star stand-out of this week’s Fort Worth dispatch. This 1965 build at 4208 Shore Front Drive is the unique conception of architect Albert Komatsu, whom we’ve met on these pages before. Sitting on over two acres of lakefront, the immediate value could be pulled from this property with one acre, worth $500,000.00, eligible for re-plat.

Natural materials of rock and wood dissolve beautifully into the lakeside landscape and echo the nature-oriented modernism of the designer of the gates to the Japanese gardens.  The structure is composed of three asymmetrical bays with the entrance protectively retreating between the two end bays. Stone piers support the beams, supporting the roof over the front porch canopying the approach to the symmetrical entry, itself a minor masterpiece of perfectly balanced space and materials.

More than 50 years after its construction, the 4,930 square foot, four-bedroom, three-and-one-half-bath house, with its open concept plan, remains relevant. Rock used on the exterior reappears in the interior covering the fireplace and is used as anchoring piers framing walls of glass.

The floral wallpaper comes as a bit of a dissonant surprise in the modern structure and other decorative elements cry out for an update particularly in the kitchen. Still, the long galley is chalk full of cabinet storage and enjoys lovely views.

The lower level is at houses a second living area and fireplace. Floors are polished concrete. Again rock piers frame a wall of windows and doors which open out to the lake.

Not counted in the official 4,930 square feet in the listing is the most unique area — a former work space of more than 1,000 square feet, ripe with potential.

The back of the house confronts the lake with a two-story, near-symmetrical façade more impressive than the front. The 600-square-foot garage can accommodate three cars.
