$7.5 Tuscan Farmhouse on the Shores of White Rock Lake – Just What We Need to Bring Out the Sun

Remember that movie, “Under The Tuscan Sun?” This home evokes images of that film, and we hope that it can soon evoke some Dallas sunshine a la Tuscany where the rainfall is 35.9 inches per year, or only 3 inches per month. The wettest weather is in November (4.4 inches of rainfall) and the driest is in July (1.6 inches). This is the region of Italy where Chianti is produced. Looking ahead at another week of monsoon season, I am so hoping this home, designed by architect Charles Travis, can inspire our climate to DRY UP! Look at this: 5.56 inches of rain in April! What else can we do but stay inside and look at House Candy!

4636 Chapel Hill Road has one of the most beautiful sites in Dallas: nestled along a 1.57 acre stretch of White Rock Lake. Yes, this is the house you run by or push the stroller by if you frequent the lake, and I know you have always wondered what was behind that big huge rock marker…

The sun will shine again someday…

4636-Chapel-Hill-Great-RoomIt’s a 13,555 square foot home inspired by a Tuscan farmhouse (guarantee you that ain’t no 13,000 square foot farmhouse!) with many, many extras. Spaces are open, the master is on the first floor and has its own laundry facility, and all rooms are open to interact with a series of outdoor loggias, terraced gardens and a stunning infinity pool overlooking White Rock Lake. You have no idea that you are in the nation’s seventh largest urban environment when you are in this home. And talk about stone — what quarry was depleted for this home? There are numerous stacked stone fireplaces, walls, terraces, nooks and accents.

The home was built in 2006 and has five huge bedrooms, including the knocked-out mater, six full baths and three half baths. That’s probably because there are so many living areas — 7 in all, yes, SEVEN! You need a potty near every bar, right? There are six fireplaces in this home, which, when lit in the winter, overlooking the frost on the lake, just melt your heart. Not a bad idea to keep those lit on a day like today, either.

There are efficiency quarters because face it, in a place this big, you need help! Oh yes don’t have a cow about the utilities — this house is geo-thermal, which of course costs more to install but keeps those heating and cooling bills way down. The laundry room has a laundry room within it with sink, making it more of a crafts area and true mudroom. Or rather, “lake room”. Then, of course, there is the laundry in the master and one upstairs, too. Did I tell you the home is three stories? Well, that’s the basement wine cellar.

Oh and the floors are all heated.

4636-Chapel-Hill-Cabana 4636-Chapel-Hill-Backyard 4636-Chapel-Hill-PoolThe kitchen — loaded. Storage space for everything you could own, rock walls and granite counters, farmhouse sinks, breakfast bar. Everything tip top of the line, commercial grade and very handy, including a prep kitchen for parties. There is also an outdoor kitchen to serve the pool area.

The good folks at Inwood Mortgage probably cannot make the rain go away — can they? –– but they can perform miracles when it comes to financing. Like owning 4636 Chapel Hill Road… listed with Kimberley Gromatzky of Dave Perry-Miller, the asking price is $7,495,000. At which Inwood Mortgage will not blink an eye. No no, they will just say interest rates are great, the sun is coming out, and let’s get this deal done so we can all sit by the pool. Look at this home and tell me, is this not a vacation palace rolled into a Tuscan estate? We are not really in Dallas, right? That’s the Mediterranean just beyond the pool, and the sun is about to come out and stay. RIGHT!4636-Chapel-Hill-Courtyard
