Deion Sanders’ Mansion Goes Back on the Market, Right Behind Brand New Prosper Shopping Center & The Montclair

I was up in Prosper yesterday and all I can say is, WOW! I remember when Prosper was nothing more than ranches and country. There was this big spread up there on Preston Road (289) and East Prosper Trail that belonged to Deion Sanders, and it stuck out on the prairie like a Mediterranean sore thumb. It was a 29,000-square-foot mansion of mansions built in 1999 with turrets and columns and Taj Mahal architectural features on 109 acres. The home and all the property had been marketed for $21 million.

The estate also has a new name: Chateau Montclair.

Then, in 2014, most of the property was scooped up in a deal arranged by Dallas developer Don Silverman. The plan was to develop most of the Sanders property with upscale Prosper homes. And that is exactly what is happening around the once blue, now sand-pink mansion.

This week, the house alone (on 5.96 acres) goes into the MLS with Ebby Halliday ace agent David Gloria. I’ll be posting the new photos later in the week. It will be marketed at $12.75 million. It has been updated, remodelled, staged, painted, carpeted, freshened — you name it. It will even feature a vintage chandelier in the front foyer coming from the Statler Hilton in downtown Dallas, courtesy of Mehrdad Moayedi.

The home had a football field and tennis court, still has pools (lagoon-style, regular, and indoor), a 12-acre lake now part of the development, basketball court, gym, barber shop, arcade, bowling alley, a guest house, and a huge theater/screening room, and sauna. There’s also an awards gallery. The 29,000-square-foot home contains 10 bedrooms and 10 full bathrooms, a commercial-grade kitchen, and soaring two-story foyer. The master closet is the size of most people’s apartments — actually bigger — and there is a sunken sauna tub in the master bath. Don’t forget the turn-table floor in the foyer to the master bedroom, now covered with beautiful carpet.

You may recall that the home was auctioned by Concierge Auction in November of 2014. There was no reserve. There were eight registered bidders.

“In only five weeks, the auction outreach efforts conducted by Concierge Auctions and Briggs Freeman Sotheby’s International Realty resulted in over 27,000 views of the property video, 356 visitors to the property, and 49 prospect showings,” said Concierge Auction’s co-founder Laura Brady. Yesterday, Maria Halkias wrote a piece in the Dallas Morning News about the new, almost-finished Kroger Marketplace going in at the corner of Preston and East Prosper Trail:

And when the house was built back in 1999, it was out in the middle of nowhere on 82 acres. But things change, and now more people live in Prosper.

That’s why Kroger is about to open a 123,000-square-foot Kroger Marketplace store there. It’s Prosper’s first supermarket, and it opens March 25 at 1250 N. Preston Road.

These larger Kroger stores are the grocer’s answer to Wal-Mart and Target’s one-stop shopping big-box stores. Besides groceries and a big organic and bulk food section, Kroger Marketplace sells general merchandise from housewares and baby gear to toys and includes a fine jewelry store. Fred Meyer Jewelers, which is also owned by Kroger, operates a store within a store in most Marketplace locations.

Kroger also may be planning Prosper’s second grocery store, unless another company beats the chain to it.

Prosper’s population was 17,800 at year-end, she says, according to Prosper’s Department of Development, an increase of 8,300 residents since the 2010 census. Based on the number of new homes I saw sprouting up, and the glorious new schools, I can see why Prosper is the next Frisco, which was the next Plano, which is now a city on its own. Maria writes —

Prime Investments LLC of Dallas now owns the mansion and the 8.3 acres it sits on. Southlake-based Bloomfield Homes owns the rest of the acreage and is developing it.

She’s right about Bloomfield, but Farmers Branch-based Centurion-American also owns 22 acres where it is building luxury million dollar plus homes around Deion’s former pad, encircling it like a queen’s cushion. To be clear, there are now four owners of Deion’s former spread: MQ Developers doing the retail, Bloomfield developing 82 acres for new homes, Prime Investments marketing the mansion and four adjoining lots, and Centurion American’s 22 acres for million dollar plus homes called The Montclair.

The big house will be re-named Chateau Montclair.

Not sure where Deion Sanders lives, but I’m sure it’s a nice place, too.
