Bentley Tibbs and Mark Siepiela’s Bluffview Modern is a Study in Subtlety

If you know much about Dallas architects and builders, you can always spot a Bentley Tibbs and Mark Siepiela collaboration. This Bluffview modern was a custom project for a young couple and one that I could tell meant a lot to Tibbs when we spoke last week.

“The clients were interested in and enjoyed the process, which made me enjoy something I love even more,” Tibbs said.

This Bluffview modern home has 4,371 square feet, four bedrooms, four bathrooms, and a powder bath.

“Every new job forces me to pause and listen and sometimes convince the client to do that as well,” Tibbs elaborated. “I want them to think about what they really want, not a timeline. For the first few meetings, I want to listen to their words and how they use and say those words.

“Sometimes it’s unnerving for people to articulate a feeling instead of showing me a photo from Pinterest, but it’s how I help them discover their home. Do they travel? Are they home all the time? Do they need private spaces? What are the relationships with each other and with their children? We discuss the home’s character, how they want to live, and give those ideas form. The conscious goal is to improve their lives because the house does much more than function.”

Woven Together

“The kitchen and family room area are my favorite part of that particular project,” Tibbs said. “It’s how we were able to weave that area into the environment. I don’t believe in blurring lines. Inside is inside, outside is outside. They need to dance well together but, in my mind, not meld. It’s being engaged and distinct at the same time. I think that space does that.”

The second floor has two bedrooms, a game room, and a wet bar.

“The site has as much of a voice as the clients do,” Tibbs said.

That site could not be more serene or private. The result of the collaboration between Siepiela, Tibbs, and their clients is a Bluffview modern home set into almost half an acre surrounded by mature trees designed to take maximum advantage of the setting.

The owners have been delighted in their Bluffview modern for almost a decade.

“We love how the natural light from the floor-to-ceiling windows brings nature inside. It feels like you are always surrounded by nature, and that feels good,” they said. “There is a subtle beauty to how our architect designed the home, which includes the mixture of stone, wood, and metal.”

Even the photographer for the home, Real Photo Texas owner Patrick Flores, was impressed, and we know real estate photographers see luxury homes daily.

“The natural elements stand out to me in this home,” Flores said. “The wood and the glass reflect the sky and make the backyard and interior feel like one massive space. It’s clear that from every angle, this property was designed to stand out.”

Architectural projects, whether commercial or residential, benefit from the confident detailing of a thoroughly modern framework of straightforward materials and a rich use and refined composition of color and natural light. The elements of the designs are choreographed to bring a serenity to those who live in or visit the spaces. Soothing but never boring, the work takes possession of its site and expresses a quiet energy through every hour of every season.
