Some of the most sought-after homes in Lakewood and its surrounding enclaves are those that are within a short jaunt to a park, as families with small children will have an easy way to entertain rowdy kids and their friends. For East Dallas families in the Belmont Addition and Lakewood Heights, that park is Tietze Park, which has practice fields, tons of trees that are perfect for climbing, playgrounds, a pavilion for birthday parties, tennis courts, a walking track, and a pool.

Besides it’s very close proximity to Tietze Park, 6030 Llano Ave. is like catnip to families of young kids for many more reasons, not the least of which is the wonderful two-story layout with an upstairs living area that could double as a play room. While the location is prime, there are so many reasons this new build with Arts & Crafts influences is a fabulous choice as our High Caliber Home of the Week presented by Lisa Peters of Caliber Home Loans.

“The location pretty much offers the quintessential East Dallas living experience. It’s located in the Belmont Addition Conservation District, the home is a block from Tietze Park, four blocks from Greenville Ave., and two miles from White Rock Lake,” David Griffin & Company agent Sam Claussen explained. “A lot of buyers in this neighborhood want to be able to walk to all the great restaurants and watering holes on in the neighborhood and this location certainly provides that.”

“The floating staircase in the entryway is one of my favorite features of this home,” said listing agent Sam Claussen. “It’s a great interest point and conversation piece when entering the home.”

With four bedrooms, three-and-a-half baths, a two-car garage, and a whopping 4,208 square feet on a 0.18 acre lot, you get tons of living space with a very low-maintenance foot print, all for $995,000. But even with the lot’s rather tidy size, the home affords great outdoor living in the backyard, and lovely curb appeal up front. Indoors, you get a contemporary, floating staircase in the entryway, which offers just a touch of drama. The foyer gives way to the formal dining room, which has a really pretty industrial-style light fixture, complete with Edison bulbs. In fact, I’m in love with the rug and dining set, which shows off the flexibility of the transitional interiors of this home.
In fact, the staging is absolutely perfect.
“Cliff with Spiffi Decor did the staging and I think he did a great job!” Claussen said. “He brought in some great pieces which help to show how you will live in the home and scale of the spaces.”
And the neutral palette really shows off the kitchen, which is the centerpiece of the first floor.

“In my opinion, the scale and layout of the kitchen is really what sets this home apart from others,” Claussen said. “The double islands are a rare feature, which really enhances the versatility of the kitchen for living and entertaining, allowing it to accommodate a large number of people with ease. It’s open to the living room and dining room which help to deliver the open concept everyone seems to be looking for right now.”

And let’s talk about that first-floor master suite, which is absolutely enormous? It’s so bright and it feels so airy, which is a testement to the shrewd strategy of extending the hardwood floors from the 16-by-16 foot bedroom into the five-piece master bath. You also get a bright walk-in closet with tons of built-in shelving. No shoes on the floor here!
“The downstairs master bedroom is a great feature, which isn’t extremely common in this area at this price point,” Claussen noted.
Of course, you get the remaining three bedrooms upstairs, along with that large, open bonus space — a great spot to relegate the toys and video games.
