A Design District Luxury Loft Offers Bang for Your Buck

When you relocate to Dallas and need a fabulous lease, you’re generally interested in location, amenities, and quite often, how many bedrooms a property has. However, if you’re from New York and used to luxury loft living, we know there’s a longing for square footage, sky-high- ceilings, and cavernous, free-form space that can be altered to your needs.

Those luxury lofts seldom come up for lease because our creative community hangs on to them as if they were the Holy Grail.

The cost differential between our highest-priced leases and this luxury loft is an eye-opener.

Let’s break it down. For $30,000 a month, you get the crème de la crème, a new construction penthouse in a prime building, the Vendome. It’s a little over 6,000 square feet.

Remember that number.

You can plant your feet on the ground for $25,000 in a flawless Place des Vosges townhome that has 6,162 square feet.

These are both sizable properties, decidedly fabulous, and in great locations. But if you want square footage, industrial chic, urban cool, as well as a great location, this luxury loft in the Dallas Design District will set your heart aflutter because it has MORE square footage and is still in close proximity to downtown Dallas.

I thought I recognized the loft. Candy and I took a trip to see it back in 2016, and I featured it when it went up for sale as our Wow House Warehouse, with views of the Calatrava Bridge.

Years ago, when the Design District was only accessible to actual designers, it was also the go-to spot for photographers and artists who had been displaced from the rent increases in Deep Ellum.  Now, everyone wants to live here!

When Candy and I went on our reconnaissance mission five years ago, the luxury loft was owned by chef Stephanie Elliott. She was a pioneer of adaptive reuse of these historic warehouses.

So why is loft living in a warehouse district so great? I have to quote myself here:

The beauty of a warehouse is you can create whatever you want. And with a space designed for commercial usage, i.e., commercial shut-off valves, you can simply shut down the entire building and go on vacation without worrying about a thing.

The space has 11-foot ceilings — complete with triple insulation — in the front of the building, which houses the office space and a half-bathroom. They climb to 14 feet in the commercial kitchen, which occupies the center of the building, and in the luxurious residential space in the back of the warehouse.

I mean, COME ON! The Dallas Design District has only gotten better in the past five years with incredible restaurants, eclectic antique stores, and vintage shops. It has become a proper neighborhood in record time. What’s not to love? If you have a creative bone in your body, this is where you want to live.

I spent my 20-and 30s in this area working inside photo studios when Mama’s Daughter’s Diner was the only place in the ‘hood to eat. If only I’d had the foresight, I would have bought one of these buildings, and guess what, rented it out!
