North Arlington Neighborhood’s Central Location Has Wide Appeal

As much as Viridian is known for its Colonial- and Victorian-style homes and duplexes — alongside ultra-chic modern apartments — it is equally known for its low crime rates and safe family environment.

So it should come as no surprise the neighborhood is growing in popularity among folks new to the area. Built in 2012, Viridian has grown to well over 1,000 homes and become a destination for homebuyers looking to settle in North Arlington.

“The number of inquiries for Viridian is two to one,” said Brady Bridges, an agent with Reside Real Estate in Fort Worth.

Viridian offers a lot more than safety and peace, however. Its central location is also a popular attraction, as well as being near a renowned school district, Lori Brookshire, an agent with Reside.

“The people I’m showing are young professionals, some have young children,” Brookshire said. “It’s in Arlington, but in the (Hurst-Euless-Bedford) school district, and that’s an award-winning school district.”

Five major lakes, a sailing center, a lake club, and several hundred acres of open space, along with lakes, rivers, streams, and wetlands are within Viridian’s 2,000-acre master plan.

Located off Collins Street and north of Green Oaks Boulevard, it also offers miles of nature trails connecting to Arlington’s River Legacy Parks and the River Legacy Living Science Center.

The area includes Lake Viridian and the Viridian Tennis Center. Also close by is the Texas Rangers Golf Club, a year-round 18-hole public course.

Brookshire said the area also has some appealing wildlife. She recalled a time when she was showing a house and some paid a friendly visit.

“Some geese landed in a marshy area,” she said.

The very active neighborhood also features enticing amenities for those ages 55-plus at Elements, a community of homes specifically for that age group. Residents can enjoy various activities, including pickleball, an infinity pool, and much more.

Top-notch entertainment is only a short distance away, including Six Flags Over Texas, AT&T Stadium (home of the Dallas Cowboys and plenty of concerts), and Globe Life Field (home of the Texas Rangers). Nearby Grand Prairie has several attractions, such as Epic Waters Indoor Waterpark, Lone Star Park (horse racing), the wax museum, and soon, the sport of cricket at Airhogs Stadium.

It’s also easy access to either Fort Worth or Dallas. Downtown Fort Worth is about 17 miles west on Interstate 30. Downtown Dallas is about 21 miles in the other direction.

“The commute time to Dallas is quick,” she said.

Brookshire said most of the homes are garden-type with zero lot lines.

“The footprints of the house are the line share of the lot,” she said. “Lack of maintenance is a big appeal. If you want the outdoors life without having to care for a big yard, you’ll like it here.

“But be prepared to act fast if you’re going to move here. A lot of others are thinking the same thing.”
