What Makes a Timeless Neighborhood? See Trinity Heights For an Example

Why is it so hard to create the next great neighborhood?  We hear about it all the time from builders and developers of what great lengths to which they have gone in order to re-create timeless neighborhoods from the 1920s and 1930s. And yet, they all seem to fall flat.

Trinity Heights — A Truly Timeless Neighborhood

Of course, there are some exceptions.  I have written about Parks of Aledo a number of times.  You know I’m a big fan of that development — as are the many who have flocked there.  Walsh is another in the area that strives to become exceptional as is Edwards Ranch in Fort Worth.  Only time will tell.

Whether it’s incapability or prices or just lack of creativity, there are so few new neighborhoods that truly capture the magic and nostalgia of older neighborhoods.

That’s why venturing to Trinity Heights to check out the home at 6654 Gascony Place was such a treat.

Established in 1998 under the guidance of Rob Sell, Jim Harris, and Michael Dike — the original partners in Village Homes and currently with V Fine Homes, Village Homes, and JRH Partners — words such as “magic,” “timeless,” and “one-of-a-kind” certainly fit the bill.

What Makes a Timeless Neighborhood

In order to create these timeless neighborhoods, it all starts with the land plan.  Grid patterns and cul-de-sacs do not make for nostalgic communities.  Narrow streets that curve around trees cause drivers to slow down and actually look at the homes.

Sidewalks, street trees, and pocket parks are other key feature to timeless neighborhoods.  While it’s supposed to be a mandated code in the City of Fort Worth to have sidewalks in all neighborhoods, in recent years, many developers have omitted them in order to save a buck.  Street trees provide canopy and shade not only to sidewalks but to streets.  Pocket parks are very expensive for developers, but open spaces to congregate and be a part of the community help establish culture and uniqueness.

Of course, the biggest piece of the timeless neighborhood puzzle is the home.  You can have all the street trees, pocket parks and curvilinear streets you want but have poorly designed and poorly built homes would devastate the neighborhood.

Built in 2000, this French-style home of 3,586 square feet features three bedrooms, three full bathrooms, two living areas, a private study, upstairs media room, and an open concept floor plan.

As you look at the photos of the home, I know what you’re thinking … “Built in 2000, but sure looks updated and modern with the colors and styles.”  You are exactly correct!  A few years ago this home was the victim of a little lightning from Mother Nature, and was damaged.

Because of that incident, pretty much the entire home has been modernized, updated and looks like a practically new home!

Oasis of Tranquility

We all need rest and peace right?  In between meetings, deadlines, school drop-off, and pick-up, ballet lessons, basketball practice, and last minute trips to H-E-B (there’s a brand new store now open in Hudson Oaks!) we need to recharge.
