One Quick Tweak And Now This Listing is The Perfect Oak Cliff Cottage

This house is a complete stunner. COMPLETE. Whole package. Killer location (Shorty-short drive to the Bishop Arts District, 10 minutes to downtown Dallas, 30 minutes to Fort Worth), fabulously updated, and about as move-in ready as they come. But the home had been listed for 45 days and showings were a slow drip and at times, no drip. What the heck was going on?

On a recommendation from a mutual friend, they reached out to Compass Real Estate‘s Jenni Stolarski to see if shed some light on what was up. As luck would have it, she could.

“We needed to have a heart-to-heart on pricing,” Stolarski said. “While sellers have been in the driver’s seat of housing prices for over 11 years, one always has to mind market forces and location.”

With just one meeting, they got it. They saw the logic in her pricing analysis. They understood the need for a new strategy, and they moved their listing to her. The market has changed and it’s definitely shifted, and seasoned agents like Stolarski know how to adjust. Now, it’s ready and just like Rod Roddy used to say, the price is right.

Now, let’s get to the really, really good stuff. It’s a full four-bedroom, three-bathroom home with two living areas. The rooms have room. They’re spacious. It’s open concept, but cozy. (No echoes … echoes … echoes.)

The home is neutral and warm, flooded with natural light. There’s a spectacular utility room that’s separated from the rest of the house, so you don’t hear your jean jacket clang-clang-clanging dry while you’re trying to watch The Morning Show. It has windows, too. I told you, flooded with natural light.

There’s a primary bedroom with Carrara marble tile, a frameless shower, custom cabinets in the kitchen, stainless steel appliances, bamboo flooring, replaced double-pane windows, and on and on.

French doors lead from the primary outside to the oversized lot where there’s a detached two-car garage with a workshop, an electronic gate, the greenest grass, and shadiest trees.

Feeling Those Dilbeck Vibes

Stolarski said you can also see the Dilbeck influence in this one. Telltale signs are the split level, natural stone, charm, coziness, asymmetry, and solid walls. She said it might have been the work of a student or contemporary of the iconic Dallas architect. My favorite features? The rounded front door, original fireplace, tiled backsplash in the kitchen (something different!), built-ins in the bonus living room and hallway, simplicity of the fixtures, and honestly, the subtle texture on the walls. It works in this space and adds to the character.
