With inventory limited to a handful of available residences, in oh so happening So 7, No. 3403 at 2608 Museum Way, part of the trendy Art House development, probably won’t be long on the market.

So 7, for those still not in the know, refers to the roughly 7 block multi use urban development south of West 7th Street. The 200 million dollar venture was the result of a partnership between Dallas’  Cypress Equities and the Carlyle Group.  Begun only ten years ago, the project seemingly sailed through the then challenging economic downturn, and officially opened in 2010.

Downtown is so visibly near that public transportation would actually be convenient. The urban landscape will only grow more alluring with the nearby Trinity which will link up with the Trinity Vision River/Panther Island  project set for completion in 4 or 5 years.

The specimen trees and shrubs, which give the impression of mature landscaping, form a welcome softening foil to the modern façade of the five floor condominium building on unexpectedly quiet Museum Way. Train tracks which run behind provide a sort of buffer green space to the city setting. Fort Worth is all about the trains and train noise is to Fort Worth what  Love Field noise is to Dallas. Happily the area is in a designated quiet zone and trains are prohibited from sounding their whistles.

The 1732 square foot, 2 bedroom, 2 1/2 bath, fourth floor apartment is a loft like, open concept 2 story . Entering, kitchen to the left, replete with the requisite mod-con appliances, carefully conceived cabinets and slick granite surfaces, one passes on to a dining area-slightly taller, into a double height living area. Tall, symmetrical strips of windows at the east end of the room fill the unit with light. A door in the right run of windows leads to a balcony with cityscape views. Bookcases at single floor height, the addition of the present owners, establish a line which sustains a human scale to the room. Completing the first floor is a bedroom suite with full bath. The public powder room is a lovely combination of well chosen paper and paint colors needing no attention.

Wide stairs  lead to the master sleeping loft. The balcony overlook into the living area, has been thoughtfully semi-separated by louvered shutters. The master bath comes as a bit of a surprise for a condominium of this size. Generous double storage, packing table and jewelry drawers and shoe racks could accommodate almost any clothes horse couple. HOA covers the usual grounds maintenance and an attractive pool.
