Fort Worth Zoning Commission Approves Hotel on Citadel Spring Drive Next to Residential Neighborhood

Fort Worth zoning commissioners appeared surprised during an October meeting that there was no in-person opposition to a planned development that includes a five-story, 181-guest hotel. 

Developer Chetan Patel of Tharaldson Family Inc. is proposing a combination SpringHill Suites and TownePlace Suites on 3.52 acres at 2752 Citadel Spring Drive.

Just prior to unanimously approving Patel’s rezoning request in an Oct. 11 meeting, commissioners heard from residents in Willow Creek who opposed a planned Build-to-Rent community that they say will create traffic problems in their “already-overwhelmed” neighborhood. 

Zoning commissioners agreed to postpone that matter for 60 days so developers with Dyer Engineering can work with adjacent neighborhoods to resolve the concerns.

The planned hotel in the AllianceTexas area is within 1,000 feet of Fort Worth’s Heritage Trace neighborhood. The rezoning approved Oct. 11 changes the land from “intensive commercial” to planned development.

Zoning Commissioner Jacob Wurman said plans for a hotel were previously submitted at or near the Citadel Spring site, and they weren’t so well-received. 

“There was a ton of opposition, and there’s zero today,” Wurman said. “There’s two letters.” 

Any piece of the large lot is within 1,000 feet of a residential neighborhood, the commissioner added. 

Zoning Commission Chair Rafael McDonnell said there is a “big dropoff” in the Heritage Trace neighborhood; therefore visibility into the subdivision from a tall building would be limited. McDonnell said he leaned toward supporting the proposal “because of the geography of the site.”

The project also is next to Interstate 35, which lends itself to more intense commercial uses, said Stephen Murray, Fort Worth’s development project facilitator. 

“You already have a lot of commercial to the north and being built to the south, and hotels fit into those locations, from a planning perspective,” Murray said. 

The Fort Worth City Council will consider the rezoning request on Nov. 14.
