The housing market seems downright ghastly this time of year (especially this year!), but experts say the fall and winter months represent the best times of the year to purchase a new dwelling. 

Analysts with ATTOM Data Solutions told Daltxrealestate.com that the best home-buying days nationally are Nov. 28, Jan. 9, Dec. 5, Dec. 26, and Dec. 19 — all with premiums below 2 percent. Comparatively, the premiums are more than 15 percent in May. 

October is the month with the lowest average premium — 3.3 percent — according to the report.

“Apparently the old adage, ‘Spring forward and fall back’ applies not only to setting your clocks, but to home prices as well,” said Rick Sharga, executive vice president of market intelligence at ATTOM. “Seasonality has always had an impact on home prices, which tend to weaken in the fall and winter months when there’s less buying activity. Savvy homebuyers can take advantage of those lower prices and less competition from other buyers once the leaves start to turn.”

The ATTOM analysis studied calendar days from 2013 to 2021 with at least 10,000 single-family home and condo sales nationwide. To calculate the premium or discount paid on a given day, researchers compared the median sales price for homes with a purchase closing that day with the median automated valuation model for those same homes at the time of sale. 

Sounds complicated, but we’ll trust their expertise and drill it down to say now’s a good time to buy this home at 2023 Timbergrove Circle.

This tranquil five-bedroom, five-bathroom abode backs up to Twelve Hills Nature Center in Kessler Park. The 1960 home has updates throughout including roof solar panels, sprinklers, HVAC, and water heaters.

The home is zoned for Dallas ISD, which recently earned a B rating from the Texas Education Agency.
