What’s Developing: How Sherman’s Future TI Plant Is Influencing Melissa’s Growth

Collin County’s northbound residential growth toward Grayson County continues, no doubt fueled by last year’s announcement of a multibillion-dollar semiconductor plant in Sherman.

The past week, Meritage Homes announced that it is adding three new communities totaling 456 homes within the Melissa ISD in Collin County.

Many of the new neighborhoods under construction in Melissa, Van Alstyne, and Howe are closer to Sherman than to downtown Dallas. Development is bound to pick up as news of Texas Instruments’ $30 billion semiconductor plant fully sinks in with builders.

Melissa has been experiencing rapid growth. Between rapidly developing McKinney and Anna, Melissa tripled in population. According to the 2020 Census, Melissa had 13,901 residents compared with 4,695 in 2010. In 2000, the population was 1,350.

Even Buc-ee’s took notice of the growth, opening a location in Melissa in 2019.

Within a 10-mile radius of Melissa, 815 new homes are under construction in 71 communities, according to NewHomeSource.com. The city ended the 2021 fiscal year with 925 single-family permits issued.

In February, Scottsdale-based Taylor Morrison and Mesa-based Christopher Todd Communities closed on a 20-acre tract near U.S. 75 in Melissa where they’ll develop a rental community.

Meritage Homes, also a Scottdale, Ariz.-based homebuilder, will add homes at Wolf Creek Farms, The Quarry at Stoneridge, and Bryant Farms. All are set to open this year and early next year.

Here are the details:

  • Wolf Creek Farms: Homes will be built on 248 sites about 1.5 miles north of downtown Melissa. Categorized in premier and signature series, they range from 1,723 to 3,331 square feet and start from $448,990. The model home will be at 1700 Ironwood Way with presale appointments starting in June at 4141 Ranchero Drive in Sachse. Meritage will take applications on its interest list starting May 25. 📹 Video
  • The Quarry at Stoneridge: 133 homes will be built in the final phase of development of this master-planned community along the west side of U.S. 75 just north of the Buc-ee’s. The community will feature a pond, cabana, and hike and bike trails. The homes range from 1,833 to 3,100 square feet and start from $463,990. A model home will be at 1912 Canyon Lane and presale appointments start in June. 📹 Video
  • Bryant Farms: Meritage will begin sales of 75 homes early next year. The homes will be built less than a mile south of the intersection of Milrany Lane and East Melissa Road east of U.S. 75. The homes range from 1,475 to 2,255 square feet.
