If you have an affinity for Dallas, the megahit television series that ran from 1979 to 1991, then this Frisco development might help you find your own inner J.R. Ewing — without all the greed, lust, and backstabbing.

Plano-based Landon Development Co. purchased 637 acres on part of the Brinkmann Ranch in Frisco, formerly the Cloyce Box Ranch, where parts of the first five episodes of Dallas were filmed. This was before Southfork Ranch in Parker became the fictional home of the dubious oil tycoon.

Landon plans to develop real-estate projects that could add more than $1 billion of value to the Frisco area — something J.R. himself would approve. The new development will be called Lexington Park, a continuation of Landon’s 1,100-home Lexington Country development, located on the east side of Coit Road between Main Street and Eldorado Parkway.

In a statement earlier this month, Landon Development CEO John Landon said the 469-acre mixed-use community will feature approximately 4,000 residential units, including over 2,000 single-family homes.

“These homes will have multiple builders with varied housing styles and will be broken into smaller communities with different housing prices from $400,000 to $1,000,000,” Landon said in the statement. “There are also plans for a retail center with neighborhood shops and a grocery store.”

The development also will include neighborhood parks, hike-and-bike trails, and sites for elementary, middle, and high school. Colorado architect KH Webb is designing a resort-style community center with fitness facilities and a pool.

In June, Landon told Community Impact Newspaper that his company has agreed with the Trammell Crow Co. to build 2,300 urban-style apartments on the tract that will ultimately wrap around the planned retail development.

Frisco city leaders gave their approval in November. Builders have broken ground and home sales are expected to start later this year.


Woodbridge in Wylie

The final phase of development for the Woodbridge community in Wylie is scheduled for completion in June. Oklahoma City-based Megatel Homes is wrapping up the $75 million final phase with 215 single-family homes that range in size from 2,100 to 4,500 square feet and priced from $290,000 to $400,000. Once completed, Woodbridge will have a community pool, golf course, and trails and parks.

Hammack Creek in Kennedale

Construction is expected to soon begin on Hammack Creek Apartment Homes, a 112-unit mixed-income community developed by Dallas-based OM Housing. The $24-million development is on 7.35 acres at 337 Kennedale Sublett Road.

More than 75 percent of the units will be set at affordable housing rates. Amenities include a swimming pool, gazebo, outdoor kitchen with barbecue grills and picnic seating, and a 5,500-square-foot clubhouse. The apartment staff will team with local community groups, including Mission Arlington and the YMCA to feature computer and nutrition classes and aquatic activities. Princeton Crossroads in Princeton

Construction on the 300-unit Princeton Crossroads apartments has been financed and the first units will be available for rent in spring 2022, according to the Ohio developer NRP Group. The project is off U.S. 380 in Princeton and will be part of the Princeton Crossroads 297-acre mixed-use development, which includes single-family residences, townhomes, commercial properties, park areas, and the city’s new municipal building.

Princeton Crossroads rental units will range from 610 to 1,320 square feet with 50 percent of the units reserved for residents earning less than 80 percent of the area’s median income.

NRP Group listed Princeton Crossroads as one of 21 new projects that it broke ground on in 2020. Other new Texas developments include The Independence in McKinney, Bridge at Loyola in Austin, The Scott at Medio Creek in San Antonio — and West Dallas, a 367-unit moderate-income community in Houston.
