What’s Developing: New Construction Around Lavon Lake; Rentals in Prosper, Celina, and Frisco

Starting Wednesday, residents in the Collin County community of Lavon should start hearing the rumble of heavy construction equipment.

They’ll be starting construction on LakePointe, a 200-acre mixed-use development that will include 700-home single-family homes and commercial building sites.

The development fits its name because it’s just southeast of Lavon Lake along a stretch of six lanes of State Highway 78.

The project introduces Amarillo-based Bluehaven Homes to the Dallas-area market. Christie Homes, a Lavon-based builder, is also a new builder in the development, joining Plano-based Trophy Signature Homes. Homes in the community will start in the low $300,000s.

LakePoint Development Co., a partnership including both consulting firm Lenart Development Co. and Bluehaven Homes, have scheduled a groundbreaking ceremony at the community’s future amenity site on Wednesday morning. Tours of model homes will be available after the groundbreaking.

The backdrop of Lavon Lake is a selling point for the project, said Stewart Parker, Trophy Signature Homes president.

“As hybrid models of remote work are likely to continue, homebuyers are seeking master-planned communities where people can simply take a walk outdoors and find green space to help de-stress.

“Nature is the new luxury and LakePointe not only offers outdoor amenities but also a fantastic opportunity to live in close proximity to Lake Ray Hubbard and Lake Lavon.”

LakePointe joins the growing list of developments in Collin County. The MetroTexas Association of Realtors listed 1,531 closed sales in Collin County in April. The 2019 Census listed 3,724 residents.

“We are happy to welcome our new neighbors in LakePointe to the city of Lavon and are excited about the anticipated commercial development that will heighten economic growth and bring new jobs to the area,” Lavon Mayor Vicki Sanson said.

Collin County’s growth also caught the eye of Bluehaven, which has been building homes in West Texas since 1954.

“We are thrilled to begin serving North Texas homeowners here in such a fast-growing part of Collin County,” Bluehaven Homes founder Noah Williams said.

Meritage Homes will join Green Brick Partners in constructing homes at Lake Haven in Farmersville (Meritage Homes)

Speaking of Lake Lavon, Plano-based Green Brick Partners Inc. and builder Meritage Homes have bought sites for more than 1,800 residential homes in Farmersville, northeast of the lake.

The community will be called Lake Haven. Construction is expected to start in early 2022 and home sales will start in 2023 on the 453-acre property, which includes 1,838 lots. Meritage Homes plans to build 919 houses in the development. Green Brick plans to offer houses built by its subsidiary Trophy Signature Homes brand.

Lake Haven will include parks and trails, landscaped open spaces, and an amenity center with a pool.

“We have seen remarkable interest from buyers in our nearby Brookside and LakePointe communities, and knew that Farmersville was the next step in meeting the market’s growing need for quality homes,” Jed Dolson, Green Brick Partners CEO, said in a statement.

Green Brick’s announcement came a week after it said it would communities in Frisco, Allen, McKinney, Forney, Princeton, Grand Prairie, and Waxahachie.

The silos are coming down, but a rental project on Fifth Street in Prosper will be going up. LIV Development LLC, a Birmingham, Ala.-based builder, plans to start construction on a housing development that will have 299 apartments and 20 rental townhomes, The Dallas Morning News reported.

The $48 million development is scheduled to start construction this summer and take two years to complete, according to the newspaper.

The project is near the town’s downtown grain silos, which are in the process of being razed to make way for development. The rental community will be the town’s largest addition to the business district years.

Royalton at Creeks of Legacy in Celina

More development is on the way in Celina. San Antonio-based SWBC Real Estate LLC has plans to build a 270-unit apartment community at Legacy Drive and Frontier Parkway, west of the Dallas North Tollway in Denton County.

The boomtown’s city limits sit in Collin and Denton counties.

The rental community has a pinkies-out regal name: Royalton at Creeks of Legacy. The 24-acre project will be built in two phases.

Hillwood is developing plans for 303 apartments at the $1.8 billion Frisco Station project, The Dallas Morning News reported. Frisco Station is a 242-acre mixed-use project being built by Hillwood, VanTrust Real Estate, and the Rudman Family Partnership. The developers plan to construct 2,400 residential apartment homes.
