Veteran Land Developers Waste Little Time in Launching 783-Home Celina Community

It didn’t take long for the new Corson Cramer Development firm to hit the ground running on its residential land development business.

Land acquisition veterans Larry Corson and Brian Cramer co-founded Corson Cramer Development in January. On April 1, Dallas-based Corson Cramer announced that the firm had purchased 220 acres for a new 783-home residential community it will call North Sky Celina in Celina.

In less than one fiscal quarter, Corson Cramer was up and running, which can happen when two developers with decades of experience in Dallas-Fort Worth set up shop.

“What makes CCD unique is that Brian and I are seasoned experts who can assess quickly and move decisively on opportunities because we’ve removed the middleman,” Corson said in a news release. “We have sat on both sides of the table looking at land as the capital investor and as the developer. We can swiftly discern whether a deal makes sense for both parties.”

This deal makes perfect sense. Celina is booming as developers find space to grow. Since the 2010 Census, the number of residents has grown 288 percent. The population is 23,427. The city has a comprehensive plan, Celina 2040, that will guide the community’s growth.

Also, the North Texas Tollway Authority is extending the Dallas North Tollway with the construction of a four-lane bridge over U.S. 380. Once the bridge is complete, the NTTA will add another four-lane segment of tollway between U.S. 380 and Farm to Market 428 in Celina.

Corson Cramer Development’s acquisition clears the way for North Sky Celina. The project is west of Preston Road off Louisiana Drive within Celina ISD.

Construction activity is scheduled to begin in late summer, and a grand opening with homesites is planned for 2023. Homesites will range in price from the low $200,000s to the $400,000s, according to Corson Cramer. The homebuilders include Taylor Morrison Homes, American Legend Homes, and Perry Homes.

Corson Cramer is already listing the amenities, which include a resort-style pool, parks and playgrounds, dog park, walking paths and trails, and athletic practice fields.

Corson, who had 30 years of experience in land acquisitions, is the former president of two residential land development companies. Cramer led the Dallas-Fort Worth office of the nation’s largest privately held mixed-use, master-plan developer. Corson discussed North Texas residential development with Daltxrealestate.com in 2015.

Jason Laumer, Celina city manager, said in the Corson Cramer news release that the city is looking forward to the partnership.

“They are quality developers who buy into Celina’s vision to be one of the best lifestyle cities where people live, work, play and learn, raise a family and live a full life,” Laumer said.

Celina’s growth will be bolstered by the development of the Dallas North Tollway, which is scheduled to be completed in 2023.
