The Next Echelon of Country Club Living at Prestonwood Polo and Country Club

In just over four years, Prestonwood Polo and Country Club has nearly sold out the entire 97-acre development in Oak Point, Texas. It’s no surprise the ultra-exclusive polo club community easily achieved its five-year goal considering the property sold two lots on the first day it hit the market in May 2017. Now, only one available lot remains, says exclusive listing agent Angela Downes of Compass RE Texas.

“It’s truly a beautiful development,” Downes says. “There is a wonderful country feel yet you are still in the city. It’s absolutely serene.” 

The 22-estate master-planned community is nestled on a peninsula and surrounded by Lake Lewisville, just 20 minutes north of Dallas and west of Frisco in Oak Point. It is ideal for those Dallas-Fort Worth residents looking for wider horizons, yet remaining close to major outing opportunities — the new PGA headquarters, The Star, Legacy West — with a dash of country club living.

Downes says Prestonwood hit its stride in the last 12-18 months. With the pandemic, homebuyers were drawn to finding more space yet staying relatively close to attractions.

The build-to-suit homesites, which range from $300,000 to $399,000, are positioned on one-acre buildable lots with a minimum build requirement of 3,000 square feet. Homebuyers can pick their own team of contractors — from architects and builders to interior designers — and take their time with construction with no deadline for complete build-out. 

“This is the next echelon of country club living,” Downes adds. “Homeowners are getting the opportunity to enjoy 50 acres while only maintaining one. And you don’t have to be a horse enthusiast to enjoy the peaceful living at Prestonwood Polo.”

As Prestonwood Polo residents, homeowners enjoy not only their one acre of land to build on, but also 1.5 acres of polo fields or the tree preservation that backs up to the property. Owning part of the polo field will guarantee long-term protection of the open space view and they will become stakeholders of the club to oversee its long-term success.

“What’s great about Oak Point is that it’s really become a country respite as the Dallas area continues to grow around it,” says Vaughn Miller, president of VCM Development Group and Prestonwood Polo Club.  “You won’t find any land out here that isn’t on at least a one-acre lot, which resists the surge of overgrowth.” 

Oak Point’s Prestonwood Polo Club is related to the prominent Prestonwood Country Club in North Dallas, which Miller’s father Vance famously developed in the late 1970s. Vance Miller served as CEO of the Henry S. Miller commercial real estate firm.

Since 2008, the Prestonwood Polo Club has been the premier polo club of North Texas.  The club hosts family-friendly polo matches every Saturday and operates one of the most successful USPA-certified youth polo programs in North Texas. Currently, Prestonwood is home to the UNT and TCU collegiate polo teams. The club offers social family and polo player memberships as well as polo lessons. Memberships range from $500 to $5,000 annually. 

Prestonwood Polo and Country Club features 22 homesites, three Bermuda grass polo fields, and two polo arenas that host family-style polo year-round for both beginners and advanced players. Amenities for homeowners include 48 covered horse stables within walking distance of homes, full-care stables, year-round riding lessons, horse leases, and social events.

As originally predicted, the property has been filled with buyers from Dallas-Fort Worth who had a desire to relocate from the city for more space. However, one resident has planted roots in Texas all the way from Canada, Downes says.
