daltxrealestate.com: So, where are you from?

Tony Nuncio: Born in Dallas and raised in East Dallas. Graduated Bryan Adams High School in 1980. Go Cougars!!

CD: So, how did you get into real estate?

TN: I was working in the telecommunications industry and had been through one to many “downsizing” exercises. I decided I needed a “plan B”. Ever since I can remember, I have enjoyed looking at homes and also went to every “tour of homes” in the Dallas area. So, I took the real estate courses in the summer and early fall of 2003 and had my license by October 2003. I started part-time at Dallas City Center REALTORS, which was affiliated with Keller Williams at that time. I went full-time in April 2007, after taking a nice separation package from my corporate job.

CD: We’ve featured so many of your amazing listings, but we’re dying to know what your strategies are for marketing homes. How do you stay sharp in a challenging market?

TN: I think the key is to leverage the internet and social media as much as possible, however, you must also “stick to the old school basics”, meaning you have to network with other brokers/agents, do open houses, and MLS tours. I’m a big user of “just listed” and “just sold” postcards, in-house graphics and YouTube for video.

CD: Where is home for you in Dallas?

TN: My partner of 18 years and I reside in the N. Oak Cliff area of Dallas and have been here for over 15 years.

CD: And you drive a … let me guess, Range Rover?

TN: 2013 AUDI Q5 SUV

CD: What’s your favorite ‘hood in Dallas and why?

TN: I have several, but I think my most favorite is the North Oak Cliff area. The varying architecture of homes such as craftsman, Tudor, classic ranch, mid-century modern, stone cottages and modern design is wonderful. The rolling hills, creeks and towering trees in the Kessler Park area and other areas south of Kessler Park, down to Ledbetter/Loop 12 make you think you are not in Texas.

Lake Cliff Park in North Oak Cliff is a beautiful, intimate lake with walking/biking trails and, of course, the Bishop Arts District is filled with local restaurants, retail shops and cute art and furniture galleries. Don’t get me wrong, I also love Lakewood/East Dallas/White Rock Lake, which has several of the same housing choices and topography similarities to Oak Cliff. For me, the thing that sets North Oak Cliff apart from Lakewood is the “eclectic” and “cultural” mix of residents, businesses and retail options.

CD: What was your best/highest sale?

TN: To date, my largest sale was $750,000 in the Lakewood area.

CD: Likewise, what was your most challenging or memorable transaction?

TN: It would have to be for a buyer of mine purchasing a beautiful home facing the golf course in Farmers Branch. The transaction was moving so smoothly, until the day before closing, when the lender stated the IRS was unable to provide tax transcripts for my client due to a system “glitch” and other circumstances. After 2 weeks of my client going to several IRS offices in the Dallas area to get the transcripts in person, the lender finally agreed to use the previous 2 years of transcripts to complete the sale.

CD: Tell us: What was the most interesting thing to happen to you while working with a client?

TN: In the Lakewood area, looking at a home with my buyers and the owner was still at the house in the kitchen. The owner said to go ahead and look around the house, as he couldn’t leave yet. As we walked into the master bedroom, I opened what I thought was the door to the closet. Unfortunately, it was the door to the master bathroom and the wife was exposed from the waist up…I screamed, she screamed and my buyers screamed….it was embarrassing to all of us, but it was hilarious and we all laughed about it afterward.

CD: How quickly have you ever turned a house?

TN: Several homes in the last 2 years have been sold prior to hitting MLS or even as “hip pockets” not being listed in MLS.

CD: How much did you sell last year?

TN: Closed 58 transactions in 2013 and couldn’t have done it without the help of my assistant, and sister, Monica Bissell.

CD: What words of wisdom do you often share with clients?

TN: I always remind my clients, both buyers and sellers, that real estate transactions are a process. We could run into bumps or curves in the road, however, we must resolve the obstacles and move forward. I also like to provide them with “next steps” throughout the process to keep them informed and set their expectations.

CD: If you ever change careers for an encore you’ll…

TN: Maybe open a restaurant that features fried chicken, as my fried chicken is famous for its flavor and juiciness.

CD: Do you have a second home? If so, where?

TN: Not at this time, but would love something in the Cape Cod area.
