Developers Announce Plans to Keep Celina Booming

Celina, the new development boomtown, continues to boom.

The past week, Dallas-based Corson Cramer Development announced plans for Ten Mile Creek, a mixed-use master-planned community. Ten Mile Creek is scheduled to break ground in spring 2022 and will include 371 single-family homes, 110 townhomes, and rental homes and apartments. The 251-acre project will also accommodate commercial uses.

Earlier in the week, Taylor Morrison and Trophy Signature Homes released plans for Wilson Creek Meadows, which will include 225 homes on 50- and 60-foot homesites.

Both developments will be built east of Coil Road. Ten Mile Creek will build on 251 acres near the future Collin County Outer Loop. Wilson Creek will construct homes off Choate Parkway.

Celina has seen a flurry of developments. Colorful builders signs marking subdivision construction are posted on nearly every corner of the city, which stretches across Collin and Denton counties. Celina has issued 2,287 homebuilding permits through October. Last year in the same span, Celina had issued 1,375 permits, according to Addison-based Tomlin Investments, which tracks new home construction in Dallas-Fort Worth.

The U.S. Census projects Celina’s current population to be 23,427. In 2018, the Census estimated the population at 12,735. In 2010, it was 6,028. In 10 years, the city could hit 160,000, Celina city manager Jason Laumer told The Dallas Business Journal.

“Our ultimate buildout is about 370,000,” Laumer said. “We’re slightly bigger than Frisco, just to give you an idea of our landmass.”

Corson Cramer Development has added to Celina‘s growth. It is also behind the North Sky Celina and Cross Creek Meadows developments.

American Legend Homes and William Ryan Homes will build single-family homes and Grenadier Homes will construct the townhomes at Ten Mile Creek. Cypress Equity Investments (CEI) will be developing multifamily and build-to-lease homes.

Ten Mile Creek will be the first multifamily and build-to-lease development project for CEI in Texas, according to Corson Cramer. CEI has purchased, developed, and invested more than 13,700 multifamily units and select commercial projects amounting to more than $6.7 billion of value across the U.S.

“As we continue to grow CEI’s national development platform, we are excited to partner with Corson Cramer on such a dynamic opportunity in the Dallas-Fort Worth market here in Celina,” Brandon Smith, CEI’s vice president of development Texas. “Our apartment homes and build-to-rent homes will deliver industry-leading quality housing and lifestyle options within the greater Ten Mile Creek community.”

“We’re excited to be expanding our commitment to Celina and contribute to their vision of building a vibrant city filled with high-quality neighborhoods, amenities, and services,” Larry Corson, co-founder of Corson Cramer Development, said in a statement.

According to plans, the Ten Mile Creek community will feature an amenity center with a resort-style pool, playground, and dog park; more than 22 acres of shared open space with mature hardwood trees and ponds connecting to Wilson Creek.

The community’s looped trail system also connects to Celina’s regional trail system and is located in the Celina ISD and approximately one mile from the Collin College campus that opened in August.
Wilson Creek will be a 65-acre master-planned community.

“We jumped on this opportunity to build within this enclave that’s in a terrific location and will give family buyers the small-town charm they are looking for with big-city conveniences nearby,” Keith Hurand, president of Taylor Morrison’s Dallas Division, said in a statement.
