
TXRE Properties has finalized the purchase of Churchill Tower, a landmark office center in North Dallas. Strategically located at 12400 Coit Road, Churchill Tower is well-connected, just off the busy intersection of U.S. Highway 75 and Interstate 635. This location provides quick access to downtown Dallas, Dallas Love Field Airport, DFW International Airport, and surrounding communities, including Highland Park, Prestonwood, Frisco, and Plano.
Now, Dallas has become one of the top destinations for population growth, making it the fourth-biggest metro area in the United States. This, combined with the property’s superior performance relative to its peers, made the sales process extremely competitive for the high-end office tower.
Completed in 1999, Churchill Tower is the most recent office property constructed in the Park Central submarket by some 12 years. Renovations were recently completed at this 12-story tower, which now includes modern amenities such as a cafe, fitness center, and conference room. The building is 73 percent leased to a very diversified group of tenants, including Carr Riggs and Ingram, Level Four Advisory Services, Borden, and Relation.
The sale was facilitated by the JLL Capital Markets’ Investment Sales and Advisory team, an advisor to the seller, which included Senior Managing Director Todd Savage, Associate Megan Babovec, Analyst Andrew Griffin, and Director Ben Esterer. On behalf of TXRE Properties, Justin Smith and Kolby Dickerson handled the acquisition.
